01Who It's For

Two reasons owners hand us the keys.

Property management in Cozumel at PlayaStays isn't about nightly bookings. It's for absentee owners — many US and Canadian — who want disciplined caretaking between visits, and for owners running long-term residential leases in the residential fracciones north of San Miguel.

Just keep it cared for

Property care & caretaking

Away most of the year? We pay the bills, run regular maintenance checks, manage vendors, and send condition reports — so an empty property never becomes a quiet problem.

$125 / month Property Care

Renting nightly instead? You probably want vacation rental management or Airbnb management — same local team, different playbook.

02Property Care

What's covered in every tier.

The $125/month Property Care base sits under both long-term management and caretaking. In Cozumel that means tight salt-air protocols on the hotelera coast, ferry-dependent vendor scheduling, and disciplined inspections through the hurricane corridor.

Bill pay & accounts

HOA dues, utilities, and recurring accounts paid on time so nothing lapses while you're away.

Preventive maintenance

Scheduled upkeep tuned for salt air and humidity — AC servicing, filters, and small fixes before they compound.

Routine inspections

Regular walk-throughs with photos, so you always know the real condition of your property.

Vendor coordination

Vetted local technicians scheduled, supervised, and documented — every decision logged.

Consumables & filters

Basic consumables kept stocked and AC filters replaced on cadence as part of the base fee.

Condition reports

Documented monthly summaries with photos and costs — radical transparency, by default.

What You Actually Need to Know

Straight answers, before you ask.

Cozumel residence under property-care inspection01

What if I just want it looked after?

That's Property Care on its own — no rentals involved. We pay your bills, inspect on a set cadence, handle maintenance and vendors, and send you photo condition reports. Common for US and Canadian owners who fly down a few weeks a year.

How does long-term renting work on an island?

We screen tenants, draft the lease, collect rent, and run the residential side end to end. Long-term demand on Cozumel concentrates in the residential fracciones north of San Miguel — dive-industry staff, hotel workers, and remote workers who want island life year-round.

Chris, PlayaStays founder

Hi, I'm Chris — founder of PlayaStays.

I've owned and operated rental property across multiple markets — long-term leases, short-term guests, hybrid use. I've run all three models personally and learned what actually protects an asset versus what just looks good on a contract. PlayaStays is built on the operating standards I'd want for my own property in Quintana Roo. If you own here, I'd like to talk.

FAQ

Common questions people ask about property management in Cozumel.

Long-term rental management is 10% of monthly rent, plus the $125/month Property Care base that covers bill pay, preventive maintenance, inspections, and consumables. Caretaking-only owners (no rentals) pay just the $125 Property Care fee. No setup costs, no long-term contracts.
Yes — that’s the largest share of our Cozumel book. We pay your CFE electricity, water, internet, and HOA dues, run scheduled walk-throughs with photos, manage cleaners and AC/handyman vendors, and send a monthly condition report. Especially useful for hotelera-coast and zona-marina owners flying down only a few weeks a year.
The residential fracciones north of San Miguel place long-term tenants most reliably — dive industry, hotel staff, and remote workers committing to island life. Hotelera Norte and the beachfront can support long-term but their economics typically favor short-term unless you’re selecting for cash-flow stability.
It does. We keep an on-island vendor shortlist for routine work to avoid waiting on the Playa-Cozumel ferry, and only ship in mainland specialists for jobs that genuinely need it. Property Care includes pre-positioned hurricane vendors before each named storm — the ferry queues up fast when weather closes in.
No — we handle it. For short-term rentals the 5% Quintana Roo hospedaje tax (RETUR-Q) is filed monthly and any platform pass-through (Airbnb’s direct remittance) is reconciled against your statement. Long-term residential leases are drafted under Mexican civil-law standards. Foreign-owned properties under fideicomiso are handled accordingly.
CFE bills sliding into DAC tariff territory when ACs run on stale filters, salt-air corrosion on hotelera-coast exterior fixtures, water heater rusting from chlorinated municipal water, and HOA fines that compound when admin emails go unread for months. Each one is cheap when caught in week one and expensive by month six.
