What if I just want it looked after?

That's Property Care on its own — no rentals involved. We pay your bills, inspect on a set cadence, handle maintenance and vendors, and send you photo condition reports. The most common Xpu-Ha use case: a beachfront villa owned abroad and visited a few weeks a year.

How does long-term renting work in Xpu-Ha?

Yes — that’s the majority of our Xpu-Ha book. We pay your CFE electricity, water, internet, and HOA dues, run scheduled walk-throughs with photos, manage cleaners and AC/pool vendors out of Akumal and Playa, and send a monthly condition report. Especially useful for the lagoon-shoreline band where on-site vendor presence is thin.
Yes, but at smaller scale than Tulum or Playa. The Highway-307 service pocket and Chemuyil-fringe place long-term tenants from the resort-and-dive workforce. The lagoon-shoreline band can technically support long-term, but the economics typically favor short-term — your specific unit decides.
We pre-coordinate vendors out of Akumal and Playa del Carmen with scheduled visits, and use Smart Home and remote monitoring to reduce reactive trips. Property Care includes a vetted shortlist on retainer so an AC failure or pool-equipment issue doesn’t become a multi-day wait.
No — we handle it. For short-term rentals the 5% Quintana Roo hospedaje tax (RETUR-Q) is filed monthly and any platform pass-through is reconciled against your statement. Long-term residential leases are drafted under Mexican civil-law standards. Foreign-owned properties under fideicomiso are handled accordingly.
Yes — Puerto Aventuras marina is one of our six Xpu-Ha neighborhoods. The HOA there is one of the most disciplined on the corridor; we work within it, register tenants and visitors, and align with marina-specific rules. Same Property Care fee structure as the rest of the corridor.
