La Gloria mid-interior and the Centro ferry-fringe place long-term tenants most reliably — local-residential demand plus remote workers committing to island life. Playa Norte, Punta Sur, and Sac Bajo can support long-term too, but their economics typically favor short-term unless you’re selecting for cash-flow stability.
It matters. We keep an on-island vendor shortlist for routine work — AC, plumbing, electrical, palapa — to avoid the ferry delay, and only ship in mainland specialists for jobs that genuinely need it. Property Care pre-positions hurricane vendors before each named storm so ferry queues don’t become a planning blocker.
No — we handle it. For short-term rentals the 5% Quintana Roo hospedaje tax (RETUR-Q) is filed monthly and any platform pass-through is reconciled against your statement. Long-term residential leases are drafted under Mexican civil-law standards. Foreign-owned properties under fideicomiso are handled accordingly.
