Mostly long-term, yes. The state-government workforce, university families, hospital staff, and Belize-border commerce create a steady multi-year-lease tenant pool. Short-term demand exists on the malecón and around the zócalo but it’s a small share. Most of our Chetumal book runs long-term with the occasional malecón short-term unit.
Centro / Zócalo and the newer subdivisions north place fastest — state workers and professionals want walkability or fresh construction. Av. Obregón / Hospital ring is steady because of the medical workforce. Brisas residential east has very low turnover but slower initial placement; great for investors who want a stable 24-month tenant.
Differently. Chetumal has its own vendor ecosystem — fewer coastal-specialty trades (no major sargassum or coastal-specific repair work), but a deep pool of residential trades because of the long-term housing stock. We keep a vetted shortlist on retainer for AC, plumbing, electrical, and routine maintenance.
No — we handle it. For the few short-term rentals on Chetumal’s malecón and zócalo the 5% Quintana Roo hospedaje tax (RETUR-Q) is filed monthly. Long-term residential leases are drafted under Mexican civil-law standards. Foreign-owned properties under fideicomiso are handled accordingly.
Tenants paying late, AC failures that get blamed on bills (CFE complaints), water heater rusting, slow-burn tenant damage that becomes visible only at move-out, and HOA/condominium fines that compound when admin emails go unread. For absentee investors, the monthly photo report is what keeps the unit from quietly deteriorating between visits.
